In adherence to the guidelines set forth by the Tamil Nadu government, it has been emphasized that if the submitted documents by the public are accurate and complete, the approval for building permits should be granted expeditiously within a time frame of 3 days. This swift approval process is designed to facilitate timely commencement of construction projects and promote ease of doing business in the state.

The Municipal Executive Director, Ponnaiah, has taken proactive steps by circulating a directive to all Corporation, Municipal, and Zonal Directors. This directive underscores the importance of simplifying the building permit issuance process in alignment with the policy directives of both the Union and State Governments. The directive also emphasizes the critical aspect of adhering to the stipulated time frame for evaluating and making final decisions on building permit applications.

To streamline and expedite the permit issuance process further, the directive highlights the imperative need for developing specialized software. This software will enable citizens to conveniently submit building applications, essential documents, and pay licensing fees online from the comfort of their locations. Building Plan Approval Rules in Tamil

  • Applicants are required to submit their building plan application along with the necessary enclosures in triplicate and Form 49 to the respective Local Body. The Local Body then meticulously scrutinizes the application to verify its compliance with the prescribed regulations.
  • In areas falling under the jurisdiction of LPA or NTDA, the building plan must adhere to the zoning regulations specified in the approved Master Plan or IInd Master Plan for LPA Area or NTDA Area. Additionally, it must satisfy the scheme clauses and zoning requirements outlined in the approved Development Plan Document (DDD) for LPA Area.
  • For sites located within corporations, municipalities, town panchayats, or village panchayats, the building plan must comply with the Municipal Building Rules specific to the respective area.
  • Upon confirming that the building plan meets all the stipulated regulations and parameters, the Local Body will request Development Charges (D.C) for sites in LPA/NTDA Areas in the name of the Municipal Commissioner of LPA/NTDA. Additionally, the applicant will be required to pay licensing fees and any other applicable charges for the Local Body and Infrastructure & Amenities (I&A) changes if necessary.
  • Following the payment of all requisite fees to the Local Body, including the corporation, municipality, town panchayat, or village panchayat, the final approval and Planning Permission (P.P) will be granted if the Local Body falls within the purview of LPA or NTDA.
  • Upon successful completion of the approval process, the applicant will receive the necessary approval for their building plan, marking the conclusion of the application procedure.
